The Construction Manager will lead the overall construction management strategy of projects and provide leadership and guidance throughout the project process. The candidate will act as a client’s representative by working closely with the Project Owner and actively managing third-party General Contractors to identify the project’s budget, establish tools, materials and professionals needed to achieve their goals.
Requirements/Basic Qualifications:
- Bachelor’s degree in Construction Management, Architecture or Engineering highly preferred.
- Minimum of 10 years of construction management experience required, to include field construction safety with advanced knowledge of the construction industry, risk management and field operations.
- Strong project management skills, including budget, schedule and resources, results-driven, with ability to manage multiple teams and deadlines.
- Must possess exemplary leadership skills, highly motivated and work with minimal supervision.
- Strong analytical thought process with sound judgement and a keen attention to detail.
- Must be a self-starter with a collaborative spirit.
- Develop and maintain positive relationships with all stakeholders.
- Ability to read blue-prints and schematics.
- Excellent written and verbal communication skills.
Desired/Preferred Experience:
- Current SC General Contractor License
- CCM certification
- BS in construction management or engineering related field
- PMP Certification
Essential Duties and Responsibilities:
- Organizing, managing, scheduling & planning of projects.
- Interface with all project staff, clients, and customers.
- Management of contractors (civil/structural, mechanical, electrical, controls), providing daily feedback and reviews.
- Assigning resources to projects.
- Works with PM to develop and maintain budget, schedule and resources, as well as provide start-up support, interview and vet subcontractors.
- Schedule, manage and direct contractors and sub-contractors in the field.
- Work daily with project teams consisting of architects, designers, structural engineers, civil engineers, , process engineers, mechanical engineers, electrical engineers, general contractors, sub-contractors and other consultants as needed.
- Actively engage in value engineering through all phases of design to ensure highest quality at lowest costs.
- Resolve field construction problems and change orders to minimize cost and schedule impacts.
- Maintain quality control of all drawings and confirm all details are accurate, consistent and up-to-date.
- Manage permit process.
- Develop and recommend standard operating policies and procedures for all development and construction activities.
- Manage close-out and maintain all as-builts and documentation.
- Stay current on regulations and construction technologies.
- Establish procedures for conducting Job Safety Analysis and audits periodically for compliance
- Ensure safety policies and procedures are being followed and adhered to.
- Ensure all personnel have proper PPE and equipment to conduct their tasks safely.
- Provide recommendation for additional PPE or facility safety items
- Provide support investigating work-related injuries (near miss, first aid or accidents)
Eligibility Requirements:
- Must be willing and able to work holidays, weekends and extended hours, as required for shutdowns
- Must have valid driver’s license
